Burst Pipe in Your Home: What To Do in the First Ten Minutes

A failed supply line does not trickle. It delivers water continuously at mains
pressure — several gallons a minute, indefinitely, until somebody shuts it off. What you do
in the first ten minutes determines almost everything about what follows.
The order that matters
- Shut off the waterNot the fixture — the main. In most San Antonio slab homes it
is in a rectangular meter box near the curb and needs a meter key or long-handled pliers. Many
houses also have an isolation valve where the supply enters, often near an exterior hose bib.
Turn clockwise.
- Cut the power if water is near electricsAt the breaker, for the affected circuits.
Never stand in water to reach a panel. If you cannot do it safely and dry, leave it and tell us
when we arrive.
- Open the lowest faucets in the houseThis drains the remaining water in the system
downward rather than through the break.
- Photograph everything before you move anythingWide shots, close-ups, the source if
visible, water lines on walls. This is the record your claim rests on.
- Lift and protectGet belongings off the floor. Put foil or timber blocks under
furniture legs so stain does not transfer into carpet.
- Call for professional extractionAnd when a crew arrives, ask who they are and what
they are qualified to do before they start.
Find your shut-off valve before you need it. The single most common
reason a small burst becomes a large one is that nobody could find the valve, or it was seized
solid. Locate it this week, make sure it actually turns, and keep a meter key with it. Make sure
everyone in the household knows where it is.
What not to do
- Do not use a household vacuum on standing water — it is an electrocution risk and
it will destroy the vacuum
- Do not run the HVAC system if there is any chance of contamination; it distributes it
through the whole property
- Do not start cutting drywall or pulling carpet before it is documented
- Do not assume the visible wet area is the extent — water travels along framing
and surfaces a long way from where it entered
- Do not delay because it is late or a holiday — the damage does not observe
business hours and neither do we
- Do not let anyone start work before you have asked who they are and what they are
qualified to do
Why San Antonio pipes burst
Three distinct causes, depending where you are. In the pre-war housing of the near north, west
and east sides, original galvanized supply lines corrode from the inside until the wall thins and
splits — these are 70 to 100 years old now. In mid-century slab housing across the south and
west, expansive clay movement stresses and cracks lines cast beneath the foundation. And in new
far-west subdivisions, it is fittings and connections rather than pipe itself: PEX joints,
appliance hoses and water heater connections.
Freezes matter too. San Antonio does not freeze often, but when it does, it catches a housing
stock built with very little pipe insulation — and the damage is concentrated in exposed
lines, attics, garages and outbuildings.
After the water stops
Extraction is only the first step. Water that reached wall cavities, subfloor or insulation
needs documented structural drying, because surfaces dry
long before cavities do — and a cavity that stays wet grows mold within days. Ask for daily
moisture readings, and do not let anyone rebuild over a structure that has not been verified
dry.
