Mold needs three things: spores, which are everywhere and cannot be eliminated; organic material, which is what most buildings are made of; and moisture, which is the only one of the three anybody can control. That is the whole of mold remediation in a sentence — find the water, stop the water, remove what it fed.
In this city the moisture usually comes from one of a handful of places. Attic HVAC condensate lines blocking and overflowing through summer. Slow supply-line leaks inside walls in older housing. Crawl spaces under pier-and-beam homes on the near north and east sides that never properly dry. Roof leaks tracking down inside a wall cavity. And water losses that were dried badly — surfaces dried while the cavity behind them stayed wet.
Check credentials at the door — ours and everyone else's. Before any technician begins work on your property, you are entitled to ask what qualifications they hold for the job in front of them and to ask to see documentation. Take your time over it. Whether you ask is at your own discretion, but it is your home and there is nothing rude about the question.
Be especially careful with anyone who arrives unsolicited, pushes you to sign immediately, or becomes evasive when you ask what they are qualified to do. You are never obliged to let someone start work.
A musty smell with nothing visible almost always means moisture in a concealed cavity. That is worth investigating rather than masking.
Ask the person in front of you. Before anyone begins, ask what qualifications they hold for mold work and ask to see documentation — and look at it properly rather than accepting a glance. "Black mold" usually refers to Stachybotrys chartarum, but color is not a reliable guide to species or risk — many harmless molds are dark and some problematic ones are not. What matters for remediation is the extent of growth and the moisture feeding it, which is why identification is done by an assessor rather than by eye. Any significant indoor mold growth warrants professional handling regardless of color.
Mold exposure can cause respiratory irritation and worsen asthma and allergies, and can affect people with compromised immune systems more severely. Whether a specific health problem is caused by a specific mold is a medical question for your doctor — we are restoration contractors, not clinicians, and we will not tell you what your symptoms mean. What we can do is find it, contain it, remove it safely and verify the result.
Removal implies wiping visible growth off a surface, which achieves very little on its own — if the moisture source and the material behind it are untouched, it returns. Remediation means containing the area under negative pressure, filtering the air, removing affected material safely, treating what remains, correcting the moisture source and verifying the result.
For anything beyond a small, obvious surface patch with a known and fixed cause, testing is worth doing. It establishes what you are dealing with and where, and verification afterwards by an independent party is what proves the work actually succeeded. Testing and removal are best kept separate — whoever diagnoses a problem should not be the only party confirming it is fixed.
